Floorplan & Design Services

A complete set of construction plans will be required before construction can begin on your dream home. This is because without the construction plans, we do not know what to build or how much it will cost!

 

If you already have a set of construction plans, great! However, if you do not yet have a set of plans, we recommend one of the following two options:

Option 1: Semi-Custom Plans

• Step 1: You can choose to purchase the rough draft construction plans from a website such as floorplans.com, eplans.com, or houseplans.com. Websites like these have a wide variety of designs and options to choose from and are typically less expensive than Option 2 below where you will contract with an architect to develop a custom home plan from scratch. (Please note that while the designs may be advertised on those websites as complete construction plans, we treat anything purchased from those sites as rough draft plans and NOT construction ready blueprints until they have been reviewed, modified, and approved by our architect.)

• Step 2: Our architect will review the rough draft of your construction plans and make modifications as necessary to conform to city codes, your personal preferences, and structural requirements. The cost for this service is approximately $0.70 per square foot of covered area (includes air-conditioned living area plus garages, porches, breezeways, covered patios, balconies, out buildings etc.)

From a practical standpoint, we recommend Option 1 to all clients as it is typically the quickest, easiest, and cheapest way to obtain your construction plans.

Option 2: Fully Custom Plans

• If you have a clear idea of what you want and can provide sketches of your home, we can have our architect turn your sketches into a working construction drawing. Similarly, if you only have a vague idea of what you want, then we will gladly offer design advice and expand on your ideas. You have the absolute freedom to veto any suggestion we make. The cost of Option 2 is highly customized and will be different for each client.
